Justin Theroux's Problem Neighbor Sells Apartment

Justin Theroux's problem neighbor is selling his apartment at 71 West Washington Place in New York City after a yearslong legal battle with the actor.

Theroux sued Norman Resnicow, the owner of 1A, in 2017 for $4.58 million in damages that he alleged were caused by a "targeted and malicious yearslong harassment campaign," according to New York Magazine's Curbed.

Among his accusations, Theroux claimed Resnicow killed off his ivy and snooped on him and his then-wife Jennifer Aniston. In response, Resnicow countersued, listing a series of grievances that included floodlights, runoff, and a patio umbrella that, when unfurled, extended over the property line. 

In August, a judge found Resnicow partially liable. A court is yet to determine how much in damages Theroux will get, but a co-op board has been trying to evict Resnicow. 

At issue is how he reportedly treated other neighbors, with the co-op board alleging "verbal abuse, threats and offensive language."

Resnicow has argued that the board failed to follow the proper protocol to evict him. 

Both parties have requested a summary judgment, awaiting a judge's imminent decision. If the ruling is against Resnicow, the co-op board would oversee the home sale through a "Pullman proceeding," removing his control over the sale. Resnicow alleges the board aims to sell his property at a "distressed price."

Commenting on the sale, the co-op board's lawyer, Joshua Kopelowitz, said the listing was Resnicow's attempt to "take matters into his own hands" and sell on his own terms before a third party intervenes.

"That's certainly one way to view that. And, frankly, I'm not sure there's another way," he said, according to Curb.

Resnicow's lawyer, Peter M. Levine, told the outlet he could not comment on why his client was selling now. 

"There are many reasons people buy and sell real estate," said Levine, highlighting several factors that might be motivating Resnicow and his wife to sell, including that the couple are in their 70s, their adult children do not live in the city, and the duplex has a set of stairs. 

Resnicow did not immediately respond to Curb's request for comment.
