Timothy Bratz is a successful entrepreneur with three flourishing businesses. He has a thriving commercial real estate investment company, an investing coaching and consulting business, and a series of children leadership books. Bratz started out with brokering commercial offices and retail leases in Manhattan in 2007. However, he quickly realized he wanted to own real estate, not broker it. Since he couldn't afford anything in NYC, he moved to Charleston SC where a friend had told him great things happened. He began studying the investment side of real estate, showed up to the party in 2008, and then the entire market collapsed.
The housing crash presented a great buying opportunity for him. He bought his first investment property in the spring of 2009 for $14,000 and invested another $5,000 into paint, flooring, fixtures, and landscaping. He then sold the house to a neighbor for $33,000. Even without knowing what he was doing, the house being his first ever, in the worst housing crash in 100 years, he still profited and earned the biggest check of his entire life at that time. At only 23, he was hooked and determined to make it in real estate.
By the age of 27 in 2012, he had chased too many shiny objects and went broke. He moved back to his hometown, Cleveland Ohio, to get his financial bearing. There he refocused on real estate and grew a portfolio of about 140 rental units by 2015. Unfortunately, a sour partnership forced him to liquidate that portfolio and start again. At the moment, that seemed like a setback but proved to be a huge setup for better opportunities. That's when he began developing his team, and they started growing their current real estate portfolio.
Gradually, Timothy and his team scaled up and managed to flip 80-100 houses per year. They also built one of the largest residential property management companies in Cleveland Ohio. At the same time, Bratz continued investing in apartment buildings. Within a couple years, he realized most of his wealth was coming from his apartment holdings. He, therefore, decided to focus exclusively on acquiring and managing multifamily properties. He managed to build a portfolio of over 4,000 rental units with a value of over $400 million by the time he was 35 years old.
Always active and intentional about sharing his journey on social media, many entrepreneurs began asking if he consulted or coached on how to grow an apartment portfolio. That's when his 2-day boot camp Commercial Empire was created. It also led to the creation of two mastermind groups. Speaking about it, Bratz says he used to want to help people build wealth, but now wants to help people become leaders and build positive influence. Helping others see themselves as capable of achieving more allows them to create a greater impact.
In 2020, Bratz
launched a children's book series called Little Legacy Library
. The series aims at helping to instill leadership principles and success philosophies into young kids. The books focus on topics like goal setting, developing influence, money management, and adopting a mindset of gratitude and positivity.
